Council-led and developer-owned and managed developments in Knowle West.
There are 9 new housing developments at different stages of development in Knowle West:
- 5 are owned by the council and will be designed and built by development partners
- 4 are owned and managed by developers
Council-led housing developments
Kingswear Road
Planning permission has been granted to build 34 new affordable homes on Kingswear Road.
The housing will be a mix of:
- 24 houses
- 10 flats
They will have 1, 2 and 3 bedrooms.
The housing will be 100% affordable housing. The development will provide as much social rent accommodation as possible. Potential owners will be able to apply for shared ownership housing.
We're currently doing detailed design work, including ground investigation and ecology, on the site.
We'll be going out to tender for a design and build contractor in 2023.
Leinster Avenue
Planning permission has been granted to build 71 new affordable homes on Leinster Avenue.
The housing will be a mix of:
- 51 houses
- 20 flats with 1, 2, 3 and 4 bedrooms
The housing will be 100% affordable housing. The development will provide as much social rent accommodation as possible. Potential owners will be able to apply for shared ownership housing.
We'll be going out to tender for a design and build contractor in 2022. We plan to have a contractor appointed by autumn 2023.
Marshall Walk
Planning permission has been granted to build 12 new affordable, sustainable homes on Marshall Walk.
The housing will feature 12 flats with 1 bedroom for single occupants. Housing will be 100% affordable.
The housing is part of a wider scheme to use modern methods of construction to improve the speed, cost and social value of new housing in the city.
Old cinema site, Filwood Broadway
Planning permission has been granted to build 30 homes on the old cinema site at Filwood Broadway.
It also includes nearly 600 square meters of floorspace for shops.
The housing will be a mix of:
- 17 flats
- 13 houses
They will have 1, 2 and 3 bedrooms.
The homes will be 100% social housing, as scheme viability was achieved without the need to include affordable housing such as shared ownership.
Planning permission was granted to demolish the old cinema on Filwood Broadway in 2019 (19/02647/N).
Wring Group Ltd will carry out the demolition and have begun their site set up and preparation. The physical demolition is due to begin in February and be completed by early May 2023.
Western Slopes, Novers Hill
Plans for Goram Homes to build homes on the Western Slopes at Novers Hill have been reduced as a result of:
- the most recent ecological report
- detailed discussions with Avon Wildlife Trust
A much smaller number of homes (originally 360, now up to 50) will be brought forward for consideration on previously developed land near Belstone Walk. The land is outside the local Site of Nature Conservation Interest.
This means that:
- the demand for new housing can be met
- important wildlife corridors and meadow and grassland habitats are protected
Novers Hill design competition
Goram Homes and Bristol Housing Festival have launched a design competition for Novers Hill. The competition is open to architect firms based in the West of England region with 20 employees or less.
New housing owned and managed by developers
BoKlok on the Brook (Airport Road)
Boklok is constructing 94 new homes on Airport Road, a mix of freehold and leasehold.
The housing will be a mix of:
- 1, 2 and 3 bed flats
- terraced houses
- semi-detached houses
The first residents moved in during spring 2022. Affordable homes were occupied from August 2022. Construction is expected to be complete in 2023.
Broadbury Road
Planning permission has been granted for Curo to build 47 new homes on Broadbury Road.
The housing will be a mix of:
- 25 houses
- 22 flats and maisonettes
They will have 1, 2 and 3 bedrooms.
The housing will be 100% affordable housing. 31 homes will be available to buy via shared ownership. 11 will be available for social rent. 5 will be let at affordable rent through the council's HomeChoice letting system.
Former swimming pool site, Filwood Broadway
LiveWest has submitted a planning application (21/05652/F) to build 29 homes on the former swimming pool site at Filwood Broadway.
The housing will be a mix of:
- 14 houses
- 9 flats
- 6 town houses
They will have 1, 2, 3 and 4 bedrooms.
There will be at least 9 affordable dwellings. The intention is to make the housing 100% affordable housing through a combination of shared ownership and social rent.
Novers Hill (land on the west side)
Lovells has submitted a planning application (21/05164/F) to build 157 homes on the land on the west side of Novers Hill.
The housing will be a mix of:
- 103 houses
- 52 apartments
- 2 maisonettes
They will have 1, 2, 3, and 4 bedrooms.
The housing will be 30% affordable housing. It'll have play facilities and public open space.
